Arborwalk, located in Santa Maria, CA, is a 149 unit infill community located on a former oil field. The development has zoning for commercial/rental and features Neo-traditional single family home designs with front porches facing onto landscaped common area walks, rear alley loaded garages and homes sited to take advantage of breezes and sun access. Various home elevations provide a mix of designs that give each paseo a visual diversity and a sense of unique community. There are four, two-story floor plans ranging from 1,636 to 2,174 square feet. All layouts have attached, rear loaded two-car garages that are accessed from 24-foot drive courts. Arborwalk also features direct pedestrian access to the existing adjacent grocery stores, offices, retail, and transit routes. The community was so well accepted by the market and peer review that it won the 2006 Central Coast Home Builder Association's Legacy award for best product designs in the less than 2000 square feet category.
