In 2007, Watt teamed up with Buchanan Street Partners, a national real estate investment bank, to identify and acquire (as it was known then) Semoran North Apartments, a multifamily apartment complex in Winter Park, a northern suburb of Orlando. The complex is comprised of 348 units and 381,384 square feet of constructed residential space situated on 26 acres of land. After acquiring the property, Watt undertook a range of operational and capital improvements to reposition the complex, including upgrading the leasing office, painting the exterior of the property, repairing wood-rot, enhancing the landscaping, building a wall along the property line, upgrading the interiors and renaming the property 'Andover at Winter Park.' Watt now handles all leasing and ongoing management for the property.
The investment was among Watt's first residential projects in Florida, and built upon the company's strong track record of successful residential development and property management in the Southern California market.
